A Community Built From 1991
Spray Foam Insulation in Westchase covers some of the youngest housing in our area. Westchase was founded on April 15, 1991, with new development starting that September, and now has 28 neighborhoods under the Westchase Community Association. It sits about 17 miles northwest of downtown Tampa, bordered by Pinellas County to the west.
Homes now 25 to 35 years old
Most Westchase houses were built in the 1990s and 2000s. They usually started with reasonable attic insulation, but decades later many have had roof replacements, AC swaps and cable work that disturbed it. Two-story layouts with bonus rooms and vaulted ceilings are common, and those are the rooms that run hot. Kneewalls, sloped ceilings and the attic floor behind them are where we usually find the gaps.
High values, active association
Census QuickFacts lists Westchase's median owner-occupied value at $559,500 for 2020-2024, the highest in our area, with 63.9% owner occupancy. The community is deed-restricted, so exterior changes go through the association. Work inside the attic generally does not, but closing roof vents for roof deck foam may. We give you a written scope to submit if needed.
A younger community
The 2020 census put Westchase's median age at 38.9, and 12.7% of residents were 65 or older. The 10,959 housing units were only 6.0% vacant. Many owners are families who want comfortable bedrooms upstairs.
Hillsborough, same climate zone
Hillsborough County is in climate zone 2A, like Pinellas. The 2023 Florida Building Code, Energy Conservation lists R-38 for ceilings in zone 2 for new work. For roof deck foam, Florida's residential code sets the rules for unvented attics in section R806.5.
Planning around a reroof
Homes built in the 1990s are reaching the age when roofs get replaced. A reroof is the best moment to check the sheathing from above and plan roof deck foam from below, and to ask your roofer how the shingle warranty treats foam under the deck. If you are not ready for roof deck foam, sealing the attic floor and adding depth is still a solid upgrade that does not depend on the roof.
Typical costs
For a two-story Westchase home, HomeGuide's range for foam under a roof deck is $1,500 to $9,000, and Fixr lists $2,500 to $12,000 for foam in an existing attic. Bonus room kneewalls and garage ceilings add to that, while sealing and blowing in the attic floor costs much less, with a typical attic job at $1,000 to $2,700 in HomeGuide's guide. We put each option on the written estimate, and that estimate is the price.

Westchase Questions
Do I need WCA approval for insulation?
Work inside the attic usually does not, but exterior changes such as roof vents may. Check with the Westchase Community Association before roof deck work.
Why is my bonus room hotter than the rest of the house?
Bonus rooms have more surfaces facing hot attic space: kneewalls, sloped ceilings and floors over garages. Sealing and insulating those, sometimes with foam, is the usual fix.
Is my 1990s insulation still good?
It may be, but it has often been disturbed by roof, AC and cable work. We measure depth in several spots and check for gaps.
Should I do roof deck foam before or after a new roof?
After the new roof is on and confirmed watertight is usually best, so the foam goes against sound sheathing. Talk to your roofer about warranty terms first.
Can you insulate the attic floor and leave the roof alone?
Yes. Sealing the ceiling and adding blown-in to depth is independent of the roof and often the lower-cost option.
Does foam help with noise between floors?
Open-cell foam dampens sound in walls and floors somewhat. It is not soundproofing, but owners of bonus rooms over garages often notice a difference.
Do you leave a record of what was installed?
Yes. The written quote and final summary list the material, depth or thickness and R-value for each area, plus photos. That is useful when you sell, and when a buyer's inspector asks what is in the attic.
