A Resort Town Turned Residential
Spray Foam Insulation in Belleair means working on homes with more history and more variety than most of Pinellas. The town traces its origins to 1896 as a planned resort around the Belleview Hotel built by railroad developer Henry B. Plant. Belleair Estates, laid out by landscape architect John Nolen, was announced in 1924 as a winter residential colony, and the town incorporated in 1924 and reincorporated in 1925.
Older and larger homes
Belleair's housing ranges from 1920s homes to mid-century houses and larger custom homes built since. Older houses can have complicated roof lines, multiple attic spaces, plaster walls and wiring of different ages. Newer custom homes often have vaulted ceilings, large attics and several air conditioning zones. In both, we take time to map the attic before pricing, because the right answer for one part of the house may not suit another.
Higher ground
At about 36 feet, Belleair sits higher than many nearby towns, on ground rising above Clearwater Harbor. That reduces flood risk compared with the barrier islands, but the summer attic heat is the same. Air sealing and attic insulation are still where most of the comfort gains come from.
An older, smaller community
The 2020 census counted 4,273 residents and 2,436 housing units in Belleair, 17.0% vacant, with a median age of 60.5 and 39.9% of residents 65 or older. Many homes are seasonal, so we can schedule work while owners are away if someone can provide access.
Careful work in finished homes
In larger finished homes, protecting floors and finishes matters. We cover the path from the door to the attic access, mask what needs masking, and keep dust contained. If foam is part of the plan, you get a written cure time and reentry plan.
Pairing with renovations
Older Belleair homes are often renovated in stages: a kitchen one year, a roof the next, a primary suite after that. Each stage is a chance to insulate a part of the house that is normally closed up. If walls are open, foam or batts can go in before drywall; if the roof is being replaced, the deck can be checked and roof deck foam planned. Let us know your renovation plans and we will time the insulation work around them.
What we look at in an older Belleair home
In a house from the 1920s or the decades after, we check the attic for old knob-and-tube wiring, vermiculite fill, past roof leaks and rodent activity, and look at whether there are floors over unconditioned space or crawl areas under additions. Each of those changes the plan. Old wiring needs an electrician's review before insulation covers it, and suspect vermiculite needs testing before anyone disturbs it. We would rather tell you about these at the start than find them halfway through a job.

Belleair Questions
Can you work while we are away for the season?
Yes, if someone can let us in and lock up. We send photos of the finished work and the written summary.
Our older home has several attic spaces. Can they all be done?
Usually, if they are reachable. Some small or closed-off attic spaces need a new access point. We map them during the visit.
Is foam safe around older plaster walls and wiring?
Foam does not harm plaster, but old wiring should be checked before it is covered. We note anything that needs an electrician's review.
Should insulation wait until our renovation is done?
Usually it fits best between demolition and drywall, or right after a new roof. Tell us your schedule and we will plan around it.
Is foam a good choice for a large vaulted ceiling?
Where the ceiling follows the roof and there is no attic above, foam under the roof deck is often the most practical way to insulate. We check access and the roof condition first.
Can you insulate the floor of an older home over a crawl area?
Often, if there is enough room to work. Closed-cell foam under the floor handles moisture well. We check access, framing and signs of pests first.
