A Dairy Farm Turned Suburb

Spray Foam Insulation in Town 'n' Country often means updating attics from one of Tampa's first big suburbs. In 1958, the LaMonte-Shimberg Corporation bought a 525-acre dairy farm to build Town 'n' Country Park, and from 1958 to 1978 the company built nearly 8,000 single-family homes and townhouses. The developed area eventually passed 2,000 acres. It is an unincorporated area in western Hillsborough County, bordering Oldsmar.

Homes from one twenty-year run

With so many houses from 1958 to 1978, the attics here tend to share the same problems: a few inches of old insulation, ducts across the attic floor, and many small air leaks into the house. Some homes have had additions or converted garages with their own thin insulation. Our usual plan is to seal the ceiling, check the ducts and blow in insulation to depth. Where a flat-roofed addition or an attic with ducts calls for it, we add foam.

Ownership and values

Census QuickFacts lists 60.2% owner occupancy and a median owner-occupied value of $337,100 for 2020-2024. The 2020 census counted 35,174 housing units with only 5.5% vacant, and a median age of 39.3. Many homes have changed hands in recent years, and new owners often find thin or disturbed attic insulation during inspection.

Near the airport

The northwest part of Tampa International Airport lies within Town 'n' Country. Air sealing and attic insulation reduce some outside noise as well as heat, although they are not soundproofing. Owners near flight paths sometimes mention it as a side benefit.

Climate zone and targets

Hillsborough County is in climate zone 2A. The Department of Energy suggests R-49 to R-60 for an uninsulated zone 2 attic and adding R-38 to R-49 over 3 to 4 inches of existing insulation, well above what most 1960s and 1970s attics have.

Converted garages and additions

Over sixty years, many Town 'n' Country homes have added a room, closed in a carport or turned the garage into living space. Those conversions are often the least insulated parts of the house, with thin walls, low ceilings and sometimes no insulation at the slab edge. We look at how each was built and recommend foam, board or batts to match, priced separately from the main attic.

Costs for a 1960s or 1970s home

Most Town 'n' Country attics are modest in size. HomeGuide lists air sealing at $350 to $3,000, blown-in on the attic floor at $0.90 to $2.40 per square foot and removal of old insulation at $1 to $2 per square foot when it is needed. A converted garage or addition priced separately may use foam at $1.50 to $5.00 per square foot. The written estimate after the visit is the price.

Town 'n' Country Questions

My home inspector said the attic insulation is thin. What now?

That is common in homes from the 1960s and 1970s. We measure what is there, check for problems and quote sealing plus blown-in to a written depth.

Will insulation reduce airport noise?

Air sealing and attic insulation can reduce some outside noise, but they are not soundproofing. The main benefit is comfort and lower cooling load.

Do you work in Hillsborough County?

Yes. Town 'n' Country and Westchase are part of our regular area.

My converted garage is always hot. Can you fix it?

Usually. Walls, ceiling and sometimes the old garage door opening need attention. We look at how it was built and quote the right method.

Do you remove old insulation in 1960s attics?

If it is wet, contaminated or so matted it is in the way, yes. Otherwise we level it and add new insulation on top.

Is there a rebate in Hillsborough County?

That depends on your electric provider and its current programs. Check with your utility before booking any work you plan to claim.

Will new insulation make my house feel less humid?

Sealing the ceiling keeps humid attic and outdoor air from leaking in, which helps the air conditioner keep humidity down. The AC still does the actual drying.
